High Performance Bungalow, Private Residence – Roswell, Georgia

This handsome high performance home exceeds the homeowners aesthetic, comfort and performance goals, by following best practices of architectural and interior design, building science, and construction. The owner “loves the house!!”, and not having an electricity bill! 
Solid cedar beams, columns and brackets, on the interior and exterior, polished concrete floors, and simple trim package, give the bungalow it’s rustic, new traditional appearance. One of our favorite details is the custom ships ladder we designed and made with solid cedar and galvanized steel. 

Good building enclosure design and good execution of building science best practices, through construction, resulted in a very tight, well-insulated building enclosure, that properly controls a majority of the heat, moisture and air flow through structure. As a result, a 6 kW rooftop solar power system (photovoltaics) provides more energy than is needed to power everything in the home, making it net-positive.
The high performance heating, cooling and ventilation systems include a zoned ducted mini-split heat pump system (a.k.a. variable refrigerant flow), a hybrid heat pump water heater, in-line fan for ventilation + exhaust ventilation, but no ERV or HRV. To verify performance, the home was tested throughout construction, and will always be monitored through a monitoring system that measures Power Consumption and Production, Relative Humidity, and Heat Loss and Gain through Assemblies.

The home’s comfort, performance, durability and conservation, all blow past the minimum requirements of the International Energy Conservation Code, EPA’s ENERGY STAR New Home, WaterSense, and Indoor airPLUS programs, as well as DOE’s Zero Energy Ready and Southface‘s EarthCraft House programs, and we hired Carl Seville, of SK Collaborative, to verify that we met and/or exceed our high performance targets.
